Like Plato's cave prisoners, prospective homebuyers might find themselves captivated by the shadow play of a group of charismatic salespeople. As real estate agents spin stories of rapidly rising house prices, home buyers become entranced by the prospect of owning an appreciating asset. The allegory's themes of perception and reality become all too real when viewed from the context of how secretive groups of real estate salespeople have been with the data itself and the difficulty of measuring change when the same home trades hands normally once in 12 years. Some groups have been keeping home sale prices secret for more than 100 years and even today ensure what information is made public makes it hard to compare.

Part 2:
Data Distortions—Simpson's Paradox and the Illusion of House Price Rise
In the shadowy landscape of statistics, Simpson's paradox becomes the accomplice to a salesperson's deception. By cherry-picking price categories and  selecting only the best homes for sale in a month they manipulate the data, they artfully create statistics to support the illusion of rising house prices and justify why it is happening. Using the paradox's counter intuitive nature, they inflate perceived trends while obscuring the collective reality of unchanged or even falling prices.

Part 3:
Pyramid Scheme Twist—Exploiting the Illusion
Now, envision an unexpected twist—an intertwining of the illusion of rising house prices with a pyramid scheme. Our salespersons create an intricate system of control, where would be sellers are promised profits from subsequent purchases. By tapping into the fear of missing out on rising prices, they lure in participants who unknowingly fuel the scheme's facade.
Layering the illusion from one sale to the next as buyers navigate the property ladder the illusion only becomes greater and more believed as being true.
The more they can convince to enter the scheme at the same time the higher and quicker the scheme grows.

​Our real estate agents, while orchestrating the deception, were bound by stringent rules created for preventing full transparency. Regulations previously created to restrict them from disclosing the true nature of the scheme masked it behind promises of trustworthiness. At a point the scheme gains momentum, participants unknowingly fuel the perpetual illusion and become trapped by the salesman's own calculated orchestration. As time passes and new generations of real estate agents take control of the group they lose the knowledge of why the rules were established in the first place, accept them at face value and follow them with little deviation.

Part 5:
Perpetual Illusion—The Hidden Scheme
As the narrative progresses, an unsettling realization dawns—a scheme perpetuating the illusion. Just as Plato's prisoners remain in the cave, our unwitting participants continue to buy and invest, believing in the mirage of rising house prices and promised returns. The pyramid scheme, fueled by the allure of perceived profits, persists in the shadows.
