Easily Pre-Qualify Yourself for a Reassessment of Property Taxes:
If you answer No to the first two questions then you should probably Pre-Qualify again a year later.
1) I bought my home more than 3 years ago.
2) I have NOT spent an amount equal to or greater than 20% of the recently assessed value on my home over the last 5 years.
If you answer Yes to the first two questions continue:
3) My roof is over 5 years old.
4) My kitchen is over 7 years old.
5) My bathrooms are over 7 years old.
6) My furnace is over 8 years old.
7) My C/Air is over 3 years old.
8) My floor coverings (carpet or hardwood) are over 5 years old.
9) My windows are over 8 years old.
10) My home's exterior is NOT in "like new" condition.
11) My home has never been inspected for mould and asbestos
12) My home's GFI outlets are over 5 years old.
13) My home's driveway or deck or fencing are over 5 years old
14) My neighbors say some other home on the street is better than mine.
In theory even answering Yes to one of these questions should lower your Market Value based assessment but in reality if you have answered Yes 5 times or more you should probably initiate a full reassessment request.
The final step is to have someone you know and trust compare your home to the photos of similar homes in your area for sale today. If you answered Yes above 5 times or more and the person you trust states your home is nice but some of the others do look better than yours today, you should initiate a full reassessment request.
